San Antonio Housing Market Statistics – April 2012

The numbers for April are out & it is good news all around, again!

“Single-family home sales increased eight percent according to the April 2012 Multiple Listing Service report by the San Antonio Board of REALTORS^® (SABOR). Key housing indicators all improved in April 2012 compared to April 2011.”

According to the report, there wer 1645 single-family homes sold in April, which is 8% higher than April of 2011. There were also 1705 pending sales going into May.

Prices were up as well. The average sales price came in at $193,560, 8% higher than 1 year ago ($179,820). The median price came in at $157,400, up 7% from April 2011 ($147,300).

According to Liza Reyes, 2012 SABOR Chairman of the Board, “job growth, affordability and low interest rates are contributors to the strength of the San Antonio market.”

Another contrubuting factor to increasing home purchases is the continued increasing we are seeing in rental rates. More & more renters are seeing that homeownership is much more feasible & sometimes even less expensive than renting.

All & all, our market is strong & showing great signs of stability as we head into the summer!

The New FHA Streamline Refinance 2012

President Obama recently announced that new guidelines that will make it easier & much cheaper to refinance FHA mortgages in order for homeowners to take advantage of these historically low interest rates & to lower monthly payments.

This New FHA Streamlined Refinancing will allow homeowners, who already have an FHA loan on their primary residence, to refinance with very little hassle…

No Appraisal
No Proof of Income
No Credit Check
No Proof of Employment

The only requirements other than an existing FHA loan are that you are current on your mortgage payments & have not had any late payments in the past year. That’s it!

So…you see it is obviously easier, but it is cheaper as well.

The typical upfront fee for an FHA loan is 1% of the loan amount. This fee has been lowered to only .01%. So for every $100,000 you are financing, you will pay $10 instead of $1000…that is a huge savings!

Annual Mortgage Insurance Premiums are also being cut significantly to .55% of loan balance. This will also help to reduce monthly payments.

Typically when you refinance, the appraisal must show that the home is worth equal to or more than you owe on the property. With no appraisal required, you can actually now refinance even if you owe more than the home is worth, if you are “underwater.” This will help many who are struggling to lower their payments & get back on top of their mortgages!

There is one more catch to all of this good news… These new changes only apply to homeowners who took out their current FHA mortgage prior to June 1, 2009.
