Christmas Shopping in Stone Oak

So…it’s the day before Christmas Eve & Christmas Shopping in Stone Oak is in full swing! Recent reports show that online shopping is up over 12% this year & that retail shopping is on target to hit numbers that we have not seen since 2006 (back when the economy was booming)!

Speaking of Target, we visited the Super Target in The Village at Stone Oak today & it was jam packed with shoppers…their carts overflowing with everything from groceries, to clothes, to toys…we even saw a few shoppers who were even trying to push one full cart while pulling another full cart. We were only trying to buy a gift card…not as easy as it sounds! The lines were pretty long…and if we were going to wait, it was going to have to be worth it. So we picked up all kinds of stuff…for everyone!

But, we were just getting started…Where else could we do some Christmas Shopping in Stone Oak?

From there, we headed over Brittan’s House on Bulverde Road & picked up several gifts…including some Kameleon Jewelry…(which by the way is a universally great gift for girls of all ages)!

Then, we headed right next door to the Tap Exchange & picked up a couple of gift cards for friends…can’t go wrong there! (And, yes, we might have stayed to enjoy some lunch & just one tasty beverage…) It would have been very easy to stay there and blow off the rest of our shopping, but we had to get it done…Because, tomorrow is likely to be even more busy!

Where could we make one more stop to wrap up our Christmas Shopping in Stone Oak??

Then, we remembered the Tuesday Morning that just opened up…also in The Village at Stone Oak, but on the other side of TPC Parkway…that’s it! It was definitely crowded, but we were able to get in, find some great deals, & get out pretty quickly…Done!

They say that an estimated 20% of people had not even started their shopping before today (like us)…but, with everything we have nearby, Christmas Shopping in Stone Oak is easy & fun!!

Now, let the relaxing, eating & family time begin!

2010 Valero Alamo Bowl – Oklahoma State vs Arizona

2010 Valero Alamo Bowl – Oklahoma State vs Arizona – December 29th at 8pm CST

This year’s game will be the 18th Alamo Bowl in the history of the bowl game and it is a matchup of two of the most exciting teams in college football.

The Arizona Wildcats from the Pac 10 Conference will go head-to-head against the Oklahoma State Cowboys from the Big 12 Conference.

The 2010 game will be December 29th at the Alamodome…here in good old in San Antonio, Texas.

As the host city for the 2010 Alamo Bowl, San Antonio is ready to put on a great party…As Usual!

The Alamodome is located in downtown San Antonio & is just steps away from the infamous & always amazing San Antonio Riverwalk, which is lined up with great restaurants, super fun bars and luxurious hotels.

Petco Expanding Headquarters to San Antonio, TX

Petco Expanding Headquarters to San Antonio

San Diego, California based Petco Animal Supplies Inc., which operates 1,050 pet supply and service stores in the United States, recently announced that it will be expanding its headquarters to San Antonio, TX in 2011. San Antonio was chosen out of 37 potential cities around the country. The potentila sites were graded on four main factors, including availability of corporate talent, the friendliness of the business and civic communities, operating costs and quality of life. WAY TO GO SAN ANTONIO!

This expansion will add about 400 corporate jobs over the next 3 years. The San Antonio office will carry out the financial aspects of the company’s operations. So, jobs will include accounting, human resources, administrative services, ethics/compliance and risk management. They initially plan to open this Satellite Support Center with about 100 employees & then grow from there. Somewhere between 40-80 employees will transfer from San Diego & then the rest will be hired locally.

Earlier this week, some from the first wave of transfers from San Diego were in town viewing communities & homes!

Just another example of how San Antonio, stays on top! We provide a not oly a great place to live, but a great place for businesses to come & operate…which leads to jobs (high paying one’s at that!) and a strong housing market!

Mortgage Rates Jump to 6-Month High…

So…the headlines are all over the place…”Mortgage Rates Jump to 6-Month High!”

Sounds alarming, right?

Well…let’s take a look. Ok, so yes, rates on the 30-year mortgage averaged 4.61% for the week ending Dec. 9, up from 4.46% last week. And yes, it’s the fourth week in a row that the mortgage rate rose.

However, they are still lower than they were 1 year ago at an average of 4.81%. And, 1 year ago, the headlines were quite different…”Mortgage Rates Drop to Record Lows!” And, 1 year ago, buyers were all in a fenzy to try to take advantage of the historically low rates!

So, right now is still a great time to take advantage of historically low rates…They are just not quite as low as they have been earlier this year.

General improvement in the economy over the last several weeks has definitely had an influence on the rise in rates & this improvement is expected to continue through 2011…meaning, it is very possible that rates will continue to rise as well.

Zars & Rogers REALTORS® Gears up for 2011!

Today was a sucessful, busy & productive day! Early morning workout & then client meetings before lunch. Then, the rest of my day was spent preparing for a busy weekend of showings & hopefully starting to get our company in order for the New Year.

For 2011, I plan to implement several new things into my service offerings. Here are just a few examples:

1. Free Property Reports - Consumers will be able to request reports online at www.ZarsAndRogers.com customizable reports for what is new on the market & what has recently sold in their zip code, community, school district, etc… (Of course, we will still offer complete CMAs (Comparative Market Analysis) for anyone who requests that as well!)

2. Zars & Rogers will be providing a FREE Home Warranty with every new listing. This includes a warranty for the seller during the time that the home is listed as well as a warranty for the buyer…which by the way, is a great selling/marketing tool! Homes with warranties are proven to sell faster!

We are looking forward to an exciting & productive year in 2011!

The Cliffs at Cibolo – Stone Oak & North San Antonio / TPC Community Spotlight

The Cliffs at Cibolo is a gated community in San Antonio, TX featuring McMillin Homes ranging from just under 2000 sq.ft. to over 4100 sq.ft. It has only been open for a couple of years. The builder is still building new construction homes & still has more land to develop. So far, only a couple of pre-owned homes have come on the market.

What makes this community unique?

Well, for one, the style & streetscape. The stucco & stone style of construction is definitely a little different that they traditional brick or brick & stone homes that you see in so many communities…Giving it a more mediterranean or contemporary feel. The builder, McMillin Homes, is a family owned company based in San Diego, CA. so maybe it is a little more of a southern California style! Plus, each of the homes comes with a 3-car garage!

Something else unique…Walk-Out Basements! That’s right, basements in San Antonio, TX! A select few of their plans can be built with the walk-out basement on lots that slope enough to the rear to accomodate the plan addition. The option adds around 1000 sq.ft to the base plan (hence how you get to a 4100 sq.ft. home) and includes a large gameroom, bedroom, full bath & sometimes even a large covered patio!

The Cliffs at Cibolo is located on TPC Parkway, just east of HWY 281 (a couple of miles before the JW Marriott Hill Country Resort & Spa). It is super convenient to grocery stores (Super Target & HEB Plus) as well as tons of great shopping, restaurants, major employers, hospitals…you name it! And, with easy access to HWY 281, you can be at the airport or even down-town in almost no time.

It is served by the highly acclaimed North East Independant School District with Roan Forest Elementary, Tejeda Middle & Johnson High. Infact, Johnson High School is directly across from the entrance to the subdivision!

The Cliffs at Cibolo has so much to offer…It is one of my favorite neighborhoods in the Stone Oak & far north San Antonio area!
