The US 281/ Loop 1604 Interchange project is beginning its eighth month of construction.

Could you have to pay back the HomeBuyer Tax Credit ?

Many people who currently live in San Antonio took advantage of the government issued Home Buyer Tax credits offerd on qualified home purchases in 2009 & 2010.  These tax credits of $8,000 for First-Time HomeBuyers & $6,500 for Long-Time HomeOwners (subject to certain criteria) typically do not have to be re-paid.  However, in order to avoid having to pay back your rebate, the home you purchased must remain your primary residence for 3 years.

According to the IRS, if the home ceases to be your primary residence during the first 3 years, you must repay the full tax credit that you received under the following circumstances:

  • You sold your main home to a related person or entity.
  • Your home is destroyed, condemned or disposed of under threat of condemnation and you do not purchase or rebuild a replacement home within two years.
  • You converted the entire home to a rental or business property.
  • You converted the home to a vacation or second home.
  • You no longer live in the home for the greater number of nights in a year.

You may also have to repay the full amount or a partial amount in the following circumstances:

  •  You sold your main home to a non-related person or entity. You repay the amount of the credit up to the amount of your capital gain.
  • You lost your home in a foreclosure.You must repay the credit only up to the amount of gain.

 There are some exceptions…

  • If you transfer the home to a spouse due to a divorce, you are not responsible to pay back the credit.   However, the spouse receiving sole ownership of the property will have to repay it, if it ceases to be his or her primary residence during the 3 year period.
  • If your home is destroyed, condemned or disposed of under threat of condemnation and you Do purchase or rebuild a replacement home within two years, you do not have to repay the tax credit
  • If a homeowner happens to lose their life during the 3 year period, the rebate does not have to be repayed.

So…if you are thinking of selling or renting out your primary residence & you received the HomeBuyer Tax Credit for purchasing the home on 2009 or 2010, you will want to keep this information in mind as you weigh your options.  Depending on your unique situation, it may still make sense.

SAN ANTONIO MILITARY: 1 Year Extended Deadline for HomeBuyer Tax Credit for Qualified Service Members Quickly Approaching

You may be thinking…”HomeBuyer Tax Credit??  I thought those all expired in 2010?” 

Well, for most that is true…The $8,000 Tax Credit for First-Time Home Buyers and the $6,500 Tax Credit for Repeat Home Buyers was available for qualified home purchases with a sales contract signed on or before the 30th of April  2010 and closed by the 30th of September 2010.

However, Qualified Service Members may be eligible for a 1 year extension to get a contract signed.  In order to qualify for the 1 year extension, they must be a member of the uniformed services of the U.S military, a member of the Foreign Service of the U.S., or an employee of the intelligence community and they must have been on ”official extended duty” outside the U.S. for at least 90 days between January 1, 2009 and April 30th of 2010.  Also, if the service member was forced to return to the U.S. for medical reasons during, but before completing an assignment of at least 90 days of “qualified official extended duty outside of the United States” they may qualify for the one-year extension.

So…that 1 Year Extended Deadline for HomeBuyer Tax Credit for Qualified Service Members is Quickly Approaching.  The signed contract must be in place no later than April 30th and the home must close no later than June 30, 2011.

With such an abundant military presence here in San Antonio…this tax credit extension, may benifit many in our community!

Whether you are looking to purchase a home in Stone Oak, Alamo Heights, North San Antonio, along the I-10 Corridor or any other San Antonio area or San Antonio, if you are a qualified service member, you can take advantage of this homebuyer tax credit extension.  But, you must hurry…you only have a few days left to chose your home & get your contract in place.

City of San Antonio – No Christmas Tree Collection This Year!

So…like clock-work, each year just after Thanksgiving, we venture out to pick out our Christmas Trees.

We set them up in our homes & adorn them with twinkling lights & festive ornaments.

We gather around them with family & friends over the next several weeks as we celebrate the holidays.

Then as we sleep on Christmas Eve, SANTA loads them up with gifts for all to enjoy opening on Christmas Day.

Then as the 1st of the New Year rolls around, we grudgingly remove all of the lights & ornaments & then toss them out on the curb…fully expecting that they will magically dissapear.

Well…Not This Year!!  This year, the city of San Antonio will no longer offer curbside collection of discarded Christmas trees.   They will instead set up some 20 different drop-off sites throughout the city.  So, that means you will need to find a way to get your tree to one of these sites during the pick-up days for that site.

The City expects to save an estimated $30,000 each year by eliminating the curb pick-up service.

Now…an exception to this is if you have private garbage pick-up.  So, check with your provider to confirm!

Auto Show Rolls into San Antonio

So, it is that time of year for auto-makers…the end of the model year and time for the 2011′s to come out.  What a great time for us to check them all out in one spot…at The San Antonio International Auto & Truck Show.

The 42nd annual show runs from November 18-21 and is held at the Henry B. Gonzalez Convention Center (yep, that’s this weekend…you still have a couple of days to enjoy it).  This show features around 300 cars, trucks & SUV’s.

We have gone to the show several time over the past few years and have found it to be quite a fun outing.  It is great to see all of the new technology & innovation.  Plus it really beats driving all over town to try to see all of the new models.  Whether you are a car enthusiast or just trying to figure out a way to kill some time this weekend, you should stop by the show!

One vehicle I am excited about seeing at this particular show id the 2011 Chevrolet Volt, an electric car that also has a gas motor that can be used if you run out of electricity!

Admission is inexpensive…$8 for adults, $6 for seniors & active’ military, and children 10 & under are FREE…can’t beat that!  you can also print a discount for free from the dealer’s association website at www.saautodealers.com/autoshow
