2011 3rd Quarter Housing Report – Home Sales Increase Across the Country

The National Association of Realtors recently released their 2011 3rd Quarter Housing Report. In the report, they showed that combined sales of single family homes, condos and co-ops increased in EVERY state as compared to the 3rd quarter of last year. Here are the state-by-state  numbers. 

The next time someone says houses aren’t selling, ask them which state they live in and show them the chart.

San Antonio Leads the Market in Retail Job Growth

What is one of the topics we hear about most these day when we turn on the national news?  Jobs, Jobs, Jobs…And specifically, how there needs to be more of them!

Well, according to a new analysis of U.S. Bureau of Labor Statistics, San Antonio is doing pretty darn good when it comes to creating new retail jobs!  In fact, San Antonio is among the top cities in the United States!

The study took a look at retail job creation over the past 5 years (2005-2011) and out of the nation’s 100 biggest metropolitan areas, only 14 have more retail jobs today than they did five years ago.  Texas cities claimed the top 4 spots…McAllen, Austin, Houston & San Antonio!

Over the 5 year period, San Antonio added 96,100 retail jobs, which translates to a growth rate of 4.12 percent.

“The retail sector plays a key role in any economic recovery. Here’s the theory: If consumers spend more money, stores and restaurants will hire more workers, and conditions are bound to improve.” (bizjournals.com)

This is just one reason we are continuing to see a steady real estate market here in San Antonio.   Of course it doesn’t hurt that we have fantastic schools, great shopping & dining, and tons of fun stuff for all to enjoy!

Could you have to pay back the HomeBuyer Tax Credit ?

Many people who currently live in San Antonio took advantage of the government issued Home Buyer Tax credits offerd on qualified home purchases in 2009 & 2010.  These tax credits of $8,000 for First-Time HomeBuyers & $6,500 for Long-Time HomeOwners (subject to certain criteria) typically do not have to be re-paid.  However, in order to avoid having to pay back your rebate, the home you purchased must remain your primary residence for 3 years.

According to the IRS, if the home ceases to be your primary residence during the first 3 years, you must repay the full tax credit that you received under the following circumstances:

  • You sold your main home to a related person or entity.
  • Your home is destroyed, condemned or disposed of under threat of condemnation and you do not purchase or rebuild a replacement home within two years.
  • You converted the entire home to a rental or business property.
  • You converted the home to a vacation or second home.
  • You no longer live in the home for the greater number of nights in a year.

You may also have to repay the full amount or a partial amount in the following circumstances:

  •  You sold your main home to a non-related person or entity. You repay the amount of the credit up to the amount of your capital gain.
  • You lost your home in a foreclosure.You must repay the credit only up to the amount of gain.

 There are some exceptions…

  • If you transfer the home to a spouse due to a divorce, you are not responsible to pay back the credit.   However, the spouse receiving sole ownership of the property will have to repay it, if it ceases to be his or her primary residence during the 3 year period.
  • If your home is destroyed, condemned or disposed of under threat of condemnation and you Do purchase or rebuild a replacement home within two years, you do not have to repay the tax credit
  • If a homeowner happens to lose their life during the 3 year period, the rebate does not have to be repayed.

So…if you are thinking of selling or renting out your primary residence & you received the HomeBuyer Tax Credit for purchasing the home on 2009 or 2010, you will want to keep this information in mind as you weigh your options.  Depending on your unique situation, it may still make sense.

SAN ANTONIO MILITARY: 1 Year Extended Deadline for HomeBuyer Tax Credit for Qualified Service Members Quickly Approaching

You may be thinking…”HomeBuyer Tax Credit??  I thought those all expired in 2010?” 

Well, for most that is true…The $8,000 Tax Credit for First-Time Home Buyers and the $6,500 Tax Credit for Repeat Home Buyers was available for qualified home purchases with a sales contract signed on or before the 30th of April  2010 and closed by the 30th of September 2010.

However, Qualified Service Members may be eligible for a 1 year extension to get a contract signed.  In order to qualify for the 1 year extension, they must be a member of the uniformed services of the U.S military, a member of the Foreign Service of the U.S., or an employee of the intelligence community and they must have been on ”official extended duty” outside the U.S. for at least 90 days between January 1, 2009 and April 30th of 2010.  Also, if the service member was forced to return to the U.S. for medical reasons during, but before completing an assignment of at least 90 days of “qualified official extended duty outside of the United States” they may qualify for the one-year extension.

So…that 1 Year Extended Deadline for HomeBuyer Tax Credit for Qualified Service Members is Quickly Approaching.  The signed contract must be in place no later than April 30th and the home must close no later than June 30, 2011.

With such an abundant military presence here in San Antonio…this tax credit extension, may benifit many in our community!
